New Construction vs Older Slabs in Coquitlam
Burke Mountain is one of Metro Vancouver's most active new construction zones. New concrete slabs require a minimum 28-day cure period — and often longer during BC's cooler months — before any epoxy coating can be applied. We confirm slab age and perform ASTM moisture testing on all new construction before proceeding.
Older Coquitlam properties — particularly in Maillardville (where some homes predate the 1940s) and along the Lougheed corridor — often have slabs without modern vapour barriers. According to the BC Building Code, adequate vapour barriers under slabs became standard practice in the 1990s. Older slabs may show elevated MVER, particularly in below-grade and north-facing garages.
We perform ASTM F1869 moisture emission testing on every Coquitlam slab before coating. Where readings are elevated, we apply a moisture-mitigating primer before the primary system. The National Research Council of Canada provides current guidance on concrete moisture behaviour in Canada's varied climates.
