Greater Vancouver's coastal climate creates specific challenges that most flooring companies don't address properly. The combination of high annual rainfall, one of the highest water tables in Canada, and a large proportion of older concrete slabs means that moisture vapour emission is a factor on a significant percentage of the floors we test. Applying standard epoxy to a slab with elevated MVER without a moisture-tolerant primer is the single most common reason epoxy floors fail in this market.

Moisture Testing

Calcium chloride MVER test and RH probe measurement on every slab before any system is specified. Results documented and shared with the client. Non-negotiable — this is what WorkSafeBC requires on all coating installations.

Diamond Grinding

Every slab is ground to CSP 2–3 profile using industrial diamond grinders. No acid etching, no shot blast substitution for residential work. Mechanical profile is what allows epoxy to bond at the molecular level — not just sit on the surface.

Moisture-Tolerant Primer

Applied on every Vancouver installation — rated for up to 25 lbs MVER. On high-moisture slabs, a dedicated vapour barrier coat is applied as a separate layer before the decorative system. This is the step most contractors skip.

Multi-Coat System

Minimum three coats on every residential installation: primer, high-build base coat at 8–10 wet mils, and UV-stable polyaspartic topcoat at 4–5 wet mils per coat. No single-coat systems.

Why Prep Matters in Vancouver

The Real Reason Epoxy Fails in BC

We get calls every week from homeowners whose epoxy floor is peeling within two years of installation. In almost every case, the cause is the same: moisture.

Greater Vancouver has one of the highest water tables in Canada. Combined with the coastal climate's above-average annual rainfall, a large proportion of Metro Vancouver slabs — especially those in Richmond, Delta, Burnaby, Coquitlam, and below-grade suites throughout the city — have moisture vapour emission rates above the threshold that standard epoxy requires.

A slab can look and feel completely dry on the surface and still be transmitting moisture vapour at rates that will cause a coating to delaminate within 12–24 months. The only way to know is to test. We test every slab. We document it. And we specify the system accordingly.

This is why our installations last 10–15 years and why floors installed without this step fail in 2–3. The coating itself is the same. The prep is what changes the outcome.
