Moisture Varies Significantly Across Delta
Ladner sits on the Fraser River delta at low elevation, with the same peat-and-clay soil profile as Richmond. Slabs in Ladner — particularly older properties in the village core and on farmland — frequently test above the 3 lb/1,000 sq ft/24-hour MVER threshold. We specify moisture-mitigating primers on all Ladner installs where testing confirms elevated readings.
Tsawwassen's peninsula location provides better natural drainage than Ladner. However, homes adjacent to Boundary Bay and low-lying streets near Beach Drive may still show elevated moisture. We test every Tsawwassen slab as standard and do not assume readings will be low based on neighbourhood alone. The BC Building Code moisture vapour requirements apply regardless of location.
North Delta's higher elevation and better-drained soils generally produce lower MVER readings than Ladner. ASTM testing is still performed on every slab, as below-grade garages and older construction without vapour barriers still occur throughout North Delta. The NRC concrete guidance supports pre-coating moisture testing on all Canadian slabs regardless of perceived risk.
