Epoxy Flooring in Delta — Installed for BC's Climate

In Delta BC, epoxy flooring costs between $6 and $15 per square foot — with most residential garage floors in the $2,800–$5,400 range complete. Delta is a geographically diverse municipality spanning three distinct communities: Tsawwassen on the peninsula bordering the US, Ladner on the Fraser River delta, and North Delta on the upland slopes above the Mud Bay flats. We install across all three.

Delta's geography creates distinct moisture conditions by community. Tsawwassen sits on a peninsula above Boundary Bay and generally has well-drained soil. Ladner, by contrast, sits on the Fraser River delta at very low elevation with peat and clay soils similar to Richmond — ground moisture is persistently elevated and ASTM testing almost always shows readings that require a moisture-mitigating primer. North Delta's upland character means better natural drainage and lower moisture risk on most residential slabs.

The Tilbury Industrial Park is one of BC's largest light-industrial areas, located between Ladner and North Delta. Tilbury warehouse and industrial floors are a regular part of our Delta work — high-build systems specified for forklift traffic, chemical exposure, and wash-down environments. All installations meet WorkSafeBC standards.

Site Assessment
On-site visit to evaluate the slab, check for prior coatings, map cracks and drainage grade.
02
ASTM Moisture Testing
F1869 calcium chloride or F2170 RH probe test on every slab — non-negotiable before any coating.
03
Diamond Grinding
Planetary grinder opens the concrete surface to CSP 2–3 — the profile required for mechanical adhesion.
04
Crack & Joint Repair
Polyurea crack fill and joint treatment on all visible cracks, spalls, and control joints.
05
Primer Coat
Low-viscosity epoxy primer saturated into the prepared concrete. Moisture-mitigating primer applied where MVER is elevated.
06
Base Coat
Primary epoxy or polyaspartic layer applied at specified mil thickness. Flake or colour chip broadcast where selected.
07
Topcoat Seal
Aliphatic polyaspartic or urethane topcoat for UV stability, abrasion resistance, and the specified finish level.

Moisture Varies Significantly Across Delta

Ladner sits on the Fraser River delta at low elevation, with the same peat-and-clay soil profile as Richmond. Slabs in Ladner — particularly older properties in the village core and on farmland — frequently test above the 3 lb/1,000 sq ft/24-hour MVER threshold. We specify moisture-mitigating primers on all Ladner installs where testing confirms elevated readings.

Tsawwassen's peninsula location provides better natural drainage than Ladner. However, homes adjacent to Boundary Bay and low-lying streets near Beach Drive may still show elevated moisture. We test every Tsawwassen slab as standard and do not assume readings will be low based on neighbourhood alone. The BC Building Code moisture vapour requirements apply regardless of location.

North Delta's higher elevation and better-drained soils generally produce lower MVER readings than Ladner. ASTM testing is still performed on every slab, as below-grade garages and older construction without vapour barriers still occur throughout North Delta. The NRC concrete guidance supports pre-coating moisture testing on all Canadian slabs regardless of perceived risk.

Epoxy Flooring Delta — FAQ

Questions we answer on every Delta quote call.

Epoxy flooring in Delta BC typically costs $6–9 per sq ft for standard solid systems, $6–8/sq ft for flake broadcast systems, and $12–15/sq ft for metallic epoxy. Polyaspartic coatings run $8–12/sq ft. Surface preparation adds $1–5/sq ft. Tilbury commercial and industrial floors are quoted on-site.
Yes, generally. Ladner sits on Fraser River delta soil at very low elevation, similar to Richmond, with persistently elevated ground moisture. Tsawwassen's peninsula location provides somewhat better natural drainage, though coastal properties near Boundary Bay still warrant testing. We test every Delta slab regardless of community.
Yes. Ladner has a number of heritage and character homes in the village core with older detached garages. These typically require diamond grinding to remove previous coatings or contamination, ASTM moisture testing, and often a moisture-tolerant primer before the new system goes down.
Yes. We install commercial and industrial epoxy systems in Tilbury, including warehouse floors, distribution centres, light-manufacturing facilities, and service bays. Tilbury jobs are quoted on-site based on system specification, square footage, and substrate condition.
A professionally installed epoxy floor in Delta typically lasts 10–15 years. Ladner slabs properly moisture-tested and moisture-primed reach the same lifespan as any Metro Vancouver installation. Tilbury industrial floors under heavy use typically warrant a maintenance coat at 8–12 years.
Yes. We serve all three Delta communities: Tsawwassen, Ladner, and North Delta — including rural Ladner, Tilbury industrial, and Tsawwassen Mills commercial properties. All three are included in the same service area and quoted on a single site visit when possible.
For most Tsawwassen residential garages, a flake broadcast or solid-colour epoxy system with a polyaspartic topcoat is the right choice. The polyaspartic topcoat provides UV stability — important for south-facing Tsawwassen properties with more direct sun — and adds chemical resistance against road salt from the BC Ferries causeway.
