River Flats, Strata Garages and Light Industrial Units
Port Coquitlam is built on two kinds of ground. The hillside neighbourhoods, Citadel Heights and Oxford Heights, sit well above the river flats. The flats near the Coquitlam, Pitt and Fraser rivers, including much of Lower Mary Hill and the area around the rail yard, sit lower, and the city's floodplain map shows how much of that ground is in the river floodplain. Slabs on the flats are where we most often find moisture high enough to need a vapour barrier primer.
Strata garages are the other thing that makes Port Coquitlam work different. A townhome garage is small, often under 300 square feet, and the job is usually done in a single day with the unit owner's car parked elsewhere. Small floors like these are quoted as a flat project price rather than per square foot.
The Mary Hill Business Park and the Kingsway Avenue corridor next to the CP rail yard are full of auto shops, contractor units and small warehouses.
